3 Misconceptions About Modular Buildings

When the Second World War came along, the UK were in desperate need of housing to replace the many that were damaged or destroyed. Modular buildings came to the rescue and factories pumped out the components to build these temporary accommodations. Yet, despite their temporariness, many people still live in them to this day.

However, modular buildings are no longer the poorly erected, rapidly built constructions of the post-war era. Today, modular buildings can be found everywhere in a wide variety of sizes and configurations and are used for a multitude of purposes. Often praised for their low cost and easy customisation, modular buildings have become a staple of the construction world.

Despite this, there are still misconceptions that permeate the air around modular buildings. Here are some of the most common of these misconceptions that we will put to bed:

1: Modular Buildings are Cheaper, Therefore Low Quality

There was a time when prefabricated buildings – the practice of assembling structural components in a factory – were of poor quality. For these reasons, some people have been led to believe that the modular buildings currently in construction are reminiscent of the low-quality structures from post-war times – a view reinforced by the low-cost of construction.

It’s important to remember that manufacturing and construction has come a long way. Regulations and the understanding of materials has evolved immensely in the last few decades. Modern day modular buildings are assembled in a factory under strict quality control measures, ensuring each element of the building is reliable. Low cost does not equal poor quality when it comes to modular buildings; you get the benefit of both.

2: Modular Buildings Look Boring

Another misconception that persists about modular buildings is that they look very dull, uninspiring, and are uniform blocky buildings. Whilst modular buildings can be constructed in a uniform way, having a design similar to what most people might imagine, the fact is that modular buildings on the whole are actually incredibly customisable.

Modular buildings provide a wide range of designs and floor plans. You can customise prefabricated buildings to match or fit with the style of your existing buildings. So, whilst some modular buildings could be considered boring, they definitely do not have to be designed that way.

3: Modular Buildings are not Built to Last

Despite the fact that modular buildings are made to be quick and easily built constructions, that does not mean that they are not built to last. In fact, modular buildings are worthwhile investments precisely due to their structural integrity. Modular buildings are also 100% recoverable, so they can be conveniently relocated to another site if needed.

At Excel Modular all of our modular buildings are certified by Constructionline and Acclaim Accreditation, so you can be assured that you will be getting quality constructions. Our modular buildings are quick to install and can be used for a number of applications such as offices, canteens, classrooms, dining rooms, health care premises and even day-care surgeries.

2018 Showing Increased Demand for Portable Buildings

A recently released report ‘Prefabricated Volumetric Building Systems Market Report – UK 2018-2022’ has shown an increased demand for portable buildings. Since 2016, where there was an evident dip in market value (possibly due to the EU referendum), the demand has shown a significant improvement with a 6% increase in 2017. This market value includes factory made, fully assembled, three-dimensional modules.

Since the construction industry began to recover in 2013, volumetric construction has grown, which is largely due to an increased demand for onsite accommodation on major infrastructure projects, such as The Thameslink Railway Construction Programme. It is also partly down to a spike in demand in other sectors such as portable offices and the education sector seeing request for flexibility and affordability.

Temporary Accommodation

The biggest market for portable buildings seems to be temporary accommodation on industrial sites and construction, including event hire. Education and healthcare are also key areas of use. The uses for these structures vary, with operating theatres and wards being the largest temporary application in the healthcare sector.

In the education sector, modular structures are widely used as semi-permanent portable buildings for school classrooms, and in many cases, these buildings end up being permanent solutions. Major, permanent builds include blocks for sixth forms, specialist subject blocks, whole nurseries and extra sports facilitates for storage and more.

House-building and Construction

Many established construction and house-building companies have begun to adapt their semi-permanent work structures into off-site housing in recent years. With many big ‘players’ in the industry getting on board, it’s not hard to see the emerging trend. Well known names such as Berkeley Homes and Barratt homes, to name just two, are new market entrants amongst others.

Over the next few years there are numerous factors that are likely to underpin steady growth in this sector. These include an increase in the number of public sector procurement frameworks – several which are specific to off-site construction, as well as the increased use of BIM (Building Information Modelling).

More importantly there is now a strong likelihood of growth in the use of off-site construction methods and portable buildings to help meet the chronic housing shortage. It may be a viable solution in dealing with the lack of traditional construction skills within the industry.

Off-site Manufacturing Techniques

In the Housing White Paper of 2017, the government supported the use of off-site manufacturing techniques. This meant they backed the main benefits of high-quality, reliability, productivity, energy efficiency and required fewer people on site. The £2 billion Accelerated Construction Programme and the £3 billion Home Building Fund both supported this opinion, This includes those using modular construction and portable buildings.

A higher demand for site accommodation on major infrastructure projects is most likely to be sustained through  2022 and beyond. Due to the implementation of the government’s Roads Investment Strategy and the continuation of Smart Motorways amongst other new developments, the need for portable buildings to be used as offices is forecast to grow at a rate of 3-5% per year. It wouldn’t be surprising that this would growth is likely to continue with further innovations and plans.

Portable Building

Drive Towards Sustainable Developments

The drive towards sustainable development strategies is a constant talking point. Alongside energy efficiency and carbon reduction targets, this seems to be favouring the use of portable buildings and modular structures. Compared to traditional methods, the benefits are ongoing. Portable buildings typically produce less waste, have superior airtightness and better thermal insulation

The Rise of Modular Classrooms

Modular buildings are becoming an increasingly popular option within educational settings. With sustainability being a huge priority for 21st century schools, building schools for the future is necessary.

Many schools have inherited older, more traditional buildings such as Victorian structures. These draughty properties come with a large carbon footprint and aren’t as reliable as other alternatives.

Modular classrooms are fast gaining in popularity – and it’s not hard to see why. They are convenient, quick to construct and they tick all the boxes in terms of energy efficiency and sustainability, allowing schools to expand their premises without starting things from scratch.

The Ever-Growing Need

Because of the current boom in population, schools are in fact under constant pressure to accommodate a large intake of students, of all ages. There has been a recent surge in school aged children – when combined with a responsibility to build sustainably, this has led to a huge rise in modular classrooms.

The prefabricated buildings are most often built off site and delivered fully formed to the school site, meaning no disturbance for day to day school running. Nevertheless, they can be made with bespoke specifications in mind.

Functionality Needs

Within school environments, a one size fits all simple function is not always ideal. Multiple functionality is an added benefit. Modular classrooms can be designed in a variety of shapes, styles, and sizes – all to suit every purpose. They can be altered to include extra features such as multiple rooms, plumbed in toilets, sinks, wheelchair ramps, extra windows and doors and much more. Whatever functionality is needed, modular classrooms can be modified to incorporate them.

Not only do they have flexible functionality, but they can also double up on functionality – a regular classroom could double as a music studio or even a meeting room.

Mobile classrooms are also moveable, so if the infrastructure of the school were to change, the modular classroom can simply be moved to a more suitable location.

Eco-Sustainability

There is a constant concern for just how ‘green’ our current construction methods are. Especially when it comes to structures within education systems, NHS, governmental bodies and so on.

Modular classrooms live up to their eco-credentials through many key design and construction aspects. They are energy efficient due to their well-insulated structures and are cheap to heat. They also employ energy efficient lighting, translating into lower energy bills for the school.

The buildings are made from sustainable materials with much of the materials sourced from FSC certified forests and sustainability sourced.

They are also long lasting and are anything but a temporary solution. They are specifically designed to last for at least 50 years – sometimes even more. They have minimal upkeep requirements and are hassle-free to construct. Unlike the usual bricks and mortar project, a modular classroom can be installed in a matter of weeks.

The Future for Modular Classrooms

With this great method developing at such a fast rate, the sky is the limit for modular construction. More bodies are embracing the benefits of the modular buildings, for functional classrooms and more. It’s not hard to envision how they could be used throughout the nation and even globally, for various reasons – from solving the housing crisis to creating affordable and functional classrooms. After all, the education of our children if the future.

4 Benefits of Modular Classrooms

Mobile classrooms are quickly becoming an alternative to other traditional on-site built education buildings. Some may say they are no longer temporary solutions, and are becoming more permanent. With the number of challenges that school environments face, including space, construction interruption, costs and more, modular buildings are a way to create the much-needed space, quickly, conveniently, and affordably. So, what are some of the main benefits of modular classrooms?

  1. Flexibility

Modular classrooms offer flexibility to any school which needs additional space. Much of the time they are referred to as portable classrooms, because, as the name states, they can be moved around. This means that they can be delivered for temporary use and removed when no longer needed. It also means that it can be moved around the school’s grounds itself.

  1. Speed

For many schools, a growing student body is an issue which needs an efficient solution. When you use portable modular buildings for classrooms, the construction time takes more than half the time it takes to build a conventional structure.

Depending on how soon you need the structure, a modular building is the ideal option for quick turnaround time. A modular building can be built and delivered in as little as 12 weeks.

  1. Cost

A modular classroom can be a financially easier option for space solutions. Depending on the amount of customisation you require for the classroom, it can be extremely cost effective. Another way of cost cutting is to use a used modular classroom as an alternative to a brand-new unit.

Modular classrooms are built to withstand any wear and tear involved in transportation, so can not only be a portable, quick option but a cost effective one in terms of repairs and maintenance.

  1. Design Options

When opting for a modular classroom, keep in mind that the building can in fact be designed to fit into the requirements and specific needs of the school. Many suppliers, such as Excel Modular offer turn-key classrooms which means they can build, deliver, and finish the building.

Modifications can be designed to provide the necessary space for a school which requires expansion. If the eventual purpose of the building is to be permanent, then the exterior can be altered with added features such as brick slip, cedar or kingspan wall cladding to match the aesthetic of the rest of the school. They can also include HVAC systems, entrance ramps, steps & entrance canopies, the list of options is endless.

Preventing Theft And Vandalism On Construction Sites

Thieves and vandals see construction sites as easy targets and, as such, the cost of theft and vandalism to construction is vast. Here we explore ways in which you can prevent theft and vandalism from occurring on your construction site:

anti-vandal unit

Expect It From The Outset

The likelihood of theft or vandalism occurring on your construction site is huge, so you must expect it to happen. This will allow you to prepare with appropriate places to lock equipment up and will allow you to order the appropriate security systems, too.

Create A Site Security Plan

To maintain security, you will need a security plan that involves all employees and all managers. You cannot just hope that the site will be secure; instead, you need to set up a policy that ensures equipment is locked up and secured when it is not in use and that all of the gates and entrances are securely locked before the site is closed down.

Mark Everything

Marking all of your tools, machinery and even materials will make it all far less attractive to steal because it will be easily traceable back to you. This process may be time-consuming, but it will act as a deterrent and will also make it more likely that you’ll be able to recover any goods if they are stolen.

Collaborate With The Locals

Vandalism is most likely to be carried out by local teenagers and you can collaborate with the neighbourhood watch to discourage and prevent this. While this won’t stop all vandals from trying to cause trouble, the locals will be less likely to hop the fence if they know their neighbours are watching. Locals can also help by reporting suspicious behaviour in the area.

Keep Clear Records

Keeping records of everything that is signed in and out of the site will also help you to recognise any discrepancies immediately and will help you to effectively keep track of everything. Failing to do so may leave you discovering that items are missing weeks after they were stolen.

Modular: Faster, Smarter, Greener, Better

Modular buildings don’t have as much positive press as they deserve. People have looked down their noses at them as being insubstantial, impermanent or simply inferior, but the world has changed. It’s faster, smarter and greener than before – just like modular buildings.

Faster

Construction of the modules can occur at the same time as construction on site, cutting time to completion in half. While groundworks are being done, foundations are being laid and services are being brought to the site, the building is being manufactured in the controlled environment of the factory.

Generally, 60-90% of the work on a modular building is done before it reaches site, so the traditional delays because of the weather are eliminated. These may include days where it is too cold to pour concrete or too wet to do groundworks, but also includes delays where icy roads may prevent materials getting to the site.

Smarter

Designing modular buildings relies on advanced Building Information Modelling (BIM) to produce the most energy efficient and cost-effective designs, meaning designs are smarter and at the cutting-edge of the latest technology. It’s safer for workers because indoor assembly is inherently less dangerous. The materials are dry, so less moisture is trapped within the fabric of the building, reducing the potential for problems with damp, mould, rot or condensation.

The specifications are just as tight as for traditional build, and, once the buildings are finished and on-site, most people wouldn’t be able to tell them apart. They are infinitely versatile and can fit any space, singly or in multiple units, or they can attach traditional buildings together. What does distinguish modular from traditional is the cost: modular works out at a fraction of the build cost, because there’s no waste and no delays.

Greener

Because there is less disturbance on site, the underlying subsoil isn’t too greatly compacted and neighbouring properties suffer less disruption. Modular buildings are also the ultimate in recyclability. They are assembled on site and can be just as easily disassembled and relocated, or repurposed if a change of use is required.

Even during production, there is less waste: precise cutting patterns are produced at the design stage, so the most efficient use of a sheet of ply or length of timber is known from the start. There is also no risk of materials being affected by damp or temperature fluctuations during construction.

Better

All in all, if it’s fast, smart and green, modular has to be a good thing. For more information on our cabins, modular buildings, customized containers and portable jackleg units, contact us at Excel Modular Buildings today.

3 Myths About Modular Construction

Within every industry, myths will be told, and this includes modular buildings, however, some are more believing than others. Here, we’ve highlighted some of the misconceptions people have when it comes to modular construction, in order to set them straight.

d

Myth 1: Modular Construction Doesn’t Save Time

A lot of people believe that, because modular buildings are constructed in a factory and get shipped to a client’s location before being assembled, modular construction is a long process. In fact, the opposite is true.

Modular buildings can reduce construction time by a huge amount. Any work at the factory is undertaken at the same time as site work, which means that nobody is left waiting around for the foundations to be laid. It’s also worth considering that, with factory work, there are no weather-related delays. All in all, modular buildings can actually save you a great deal of time and effort.

Myth 2: They Are Bad For the Environment

Modular construction is, in fact, much better for the environment than some other construction methods. With less space needed when it comes to on-site assembly and less construction supplies required, it results in reduced local waste and a smaller impact on the environment. It’s also worth bearing in mind that modular buildings can be refurbished, reconfigured or even relocated, making them suitable for future use, all of which saves on materials in the long run.

Myth 3: Modular Buildings Are Only Useful for Temporary Housing

Nothing could be further from the truth. Modular buildings are ideal for companies of all shapes and sizes and can be used in many different ways.

For example, they’re perfect for the education industry. If your school or college has construction planned, modular buildings allow you to quickly adjust and house students temporarily. Ultimately, if businesses and organisations require something permanent, temporary, or both, modular buildings can provide the perfect solution.

Modular Clubhouses: The Future Of Sport

When it comes to performing well on the field, state-of-the-art facilities make all the difference. Despite this, many sports clubhouses are sorely lacking in even basic heating, changing rooms, power or running water.

The question remains: why are so many organisations settling for second-best when they could be in the premier league as far as facilities are concerned, with an environmentally-friendly sports clubhouse? With starting prices for modular building sales at their lowest ever, there’s never been a better time to consider going modular.

Modern Modular Facilities

Modular construction techniques have come on a long way in recent years, and today’s modular clubhouses offer everything a sporting organisation could possibly want. Some of the most popular features requested by sports clubs who opt for a modular building include:

Kitchens

Showers

Changing rooms

Locker rooms

Solar power capability

IT connectivity/broadband

Laundry connectivity

The real beauty of a modular building is that it is fully customisable and can be created precisely to specification. While not all clubs will want all of the features mentioned above, some may want all of them and more. By working with clients every step of the way during the design and construction process, Excel Modular’s clubhouses and cabins are unique to every single project.

Energy Efficient Modular Buildings

The cost of heating a building in the winter months is often known to be a drain on the budget, particularly for grass-roots sports clubs who don’t have much in the way of funding to begin with – but that’s where modular buildings come in.

Modular sports club houses are designed with heat retention in mind, using specially engineered materials and structural systems that are pre-insulated. These sustainable materials are very easily maintained at little cost, and are designed to take everything the UK climate can throw at them.

With optional solar panels, electricity costs can be kept low, and some organisations even manage to generate money by selling excess electricity back to the national grid – a viable proposition for clubhouses which are only used during the weekend, for example.

At Excel Modular Buildings, we provide modular solutions for a variety of uses across a gamut of industries. For more information on what we supply or what we do, simply get in touch on 01482 488664 and our team will be happy to provide you with the information you require.

Reduce The Risk Of On-Site Vandalism At Temporary Premises

Here at Excel Modular, helping businesses to improve their on-site security is one of our specialisms. Offering temporary site accommodation that’s intended to keep your goods and property safe, we know just how to deter would-be criminals from taking what is yours and causing damage.

That’s why we’ve written this article to share what we know. If you’re looking for ways to reduce the risks and stay safe, here’s what we suggest…

1. Install CCTV

One of the simplest and most effective ways to discourage criminals from breaking into your premises and taking what they wish is to show them that the risk of being caught far outweighs the potential reward, which is why installing CCTV is so helpful. The thought of being caught on camera will deter most potential perpetrators, making it well worth the cost of installation.

2. Erect Signs

It’s not enough to have CCTV – burglars also need to know that it’s there in order for it to be effective. This is why we suggest erecting signs to inform them of its presence. True or not, you might also wish to put up other warnings stating that there are guard dogs on-site or security staff present (whether or not this is true), as well as messages informing them that no goods or valuables are left behind at the end of your working day. If the reward is too small to justify the risk, this is an effective deterrent all by itself.

3. Use Anti-Vandal Cabins

As we’ve already mentioned, one of the best ways to put off potential perpetrators is by convincing them that the risk of breaking into your property outweighs the reward, so the harder you can make it enter your accommodation, the better. This is something that we can help you with. Offering specially created anti vandal cabins, we can deliver heavy duty doors and window shutters to make forced entry near on impossible so that any equipment or tools you store inside of them will still be exactly where you left them in the morning.

What to Consider When Choosing a Modular Building Supplier

Whether you need to buy or hire a modular building, it’s essential to choose your supplier with care. Here are some of the vital aspects to consider.

Meeting Your Needs

Modular buildings come in all shapes and sizes and have varying uses, so choose a supplier who can meet your exact requirements or specifications, offering customisation, where necessary. If you need a modular building for classroom use, or as a laboratory, for example, source a supplier who has experience of serving these needs. Equally, if security is a top priority, look for a supplier who can offer anti-vandal cabins.

Fit in With Your Timeframe

Perhaps you only require modular building hire for a short period of time, or maybe you’re looking for something more permanent. Once you know how long you need your building for, find out if a supplier is able to fit in with your timeframe. Are they able to deliver the modular building on time, providing a quick installation, and easy removal once it’s no longer needed?

Cost Considerations

Cost is a vital factor when choosing a modular building supplier, but don’t just be tempted to go for the cheapest option, particularly if you require a long-term solution. This might not equate with a good-quality structure! Look for a supplier who offers a range of modular buildings to suit your budget, and bear in mind that purchasing or hiring a pre-used, high-quality building is preferable to getting a brand-new one made from poor workmanship.

Good Credentials

Pick a modular building supplier that boasts superior credentials. Find out what qualifications or accreditation a supplier has, and if they’ve gained any awards or merits for their work. Customer testimonials or reviews are always worth a read, as you get an impartial opinion from those who’ve already used their services. As well as a good reputation, consider factors such as excellent customer service and sourcing buildings that are sustainable and eco-friendly – this shows that a supplier takes environmental concerns seriously.

Is Going Modular A Low-Cost High-Efficiency Alternative to the Classroom?

For many schools and education settings, the process of updating your current buildings to meet your requirements efficiently and with a low-cost outcome is an uphill struggle. With many school buildings created in the 70s, or even before, there’s a lot of room for ongoing issues or hidden problems that can be a headache for any school, especially where students and classes can be easily disrupted. There’s a lot to say for these old classrooms, which are steeped in years of history and teaching, but in many cases, are just not efficient – or green – enough for modern demands.

Going Modular

Modular buildings are everywhere you look – from construction sites to the healthcare industry, modular units provide a valuable low-cost and energy-efficient location with many different uses. Whereas the development or conversion of a classroom within an existing building may involve vast amounts of prep work, from asbestos testing through to complex planning around school holidays, modular units provide a resource that’s immediately suitable, flexible and modern to help your students continue their education in an appropriate setting.

Adaptable To Your Needs

One of the great advantages of going modular is how flexible the units are – providing you with a blank shell to stamp your school’s ideals and personality onto, from flexible learning classrooms through to mindfulness rooms and offices for staff and administration. With so much freedom, it’s easy to meet the exact educational needs of your pupils and provide additional resources and support with the extra money saved from choosing to not remodel internal structures.

Flexible Learning – Greener Outcome

Not only are modular buildings environmentally-friendly with the lack of building and upheaval required for installation, they’re also fully recyclable. To surpass your environmental commitments, choose used and recycled buildings that can be adapted to your needs rather than opting for a brand-new fabrication. This will save you time on installation and will give you more freedom to increase your facilities.

Interested in developing your education setting with our low-cost, reliable modular units? We’re just a phone call or email away. Contact us today and discover the freedom modular buildings can give your school.

Pros and Cons of Modular Building Hire

If you are setting up a construction site in a remote area you may want to consider using modular building hire to provide temporary onsite accommodation for your workers. But what are the advantages and disadvantages of hiring portable buildings?

Advantages of Modular Building Hire for Construction Sites

Portable buildings are perfect for providing temporary accommodation for workers on remote construction sites. The buildings are totally lockable and secure and will withstand the onslaught of pretty much any extreme of weather, leaving your workforce safe and comfortable. Having all your workers living on site means that as a supervisor you won’t be worrying about guys arriving late or not at all for their shifts.

Sharing on-site accommodation is great for building camaraderie and morale too; a happy workforce means a more productive workforce, and that’s great news for your business. For longer term temporary contracts, hiring temporary accommodation can work out much more cost-effective than bussing workers to an out of town site every day. Portable buildings do not require a foundation, meaning that you can have one set up pretty much anywhere you need one on your site.

Disadvantages of Modular Building Hire for Construction Sites

Despite all of their advantages, there are a few cons attached to hiring portable modular buildings for your construction site. Because portable buildings do not require a foundation, they can sometimes be affected by the movement of the ground during freezes and subsequent thaws, or on sites where excavation and mining work is taking place. If the buildings settle or rock, the doors might not close properly, leaving the building insecure when it isn’t occupied.

Smaller buildings may need to be tied down to keep them in place if your construction site is in an area that is affected by very high winds. Tie down can be achieved by placing earth anchors around the building and your hire company will do this for you.

In Conclusion

Portable modular building hire can be a very useful option if you want to provide temporary accommodation or storage space on your construction site. For more information and guidance on choosing the right portable hire building for your needs, contact our helpful team today.

How ‘Green’ are Modular Buildings?

There are more than just financial benefits to the use of modular buildings, because the impact on the environment can be dramatically decreased.

As time passes, we are constantly feeling the effects of human activity on the planet, and so comes the constant need for new and sustainable solutions, especially in construction. The industry uses more than 400 million tonnes of materials every year, meaning it is the nation’s biggest consumer of resources. In more recent years, we are becoming conscious of our techniques and the need to save money, and save our planet.

Taking these factors into consideration, how green are modular buildings and what affect are they having on eco-conscious manufacturing and construction?

green1

Building Materials

Modular construction is one of the main areas of construction which are taking a different approach; that of an environmental approach. They are incorporating eco-friendly building materials as a key part of the process. The focus on using prefabricated builds reduces the overall waste production.

Another reason for the drastic waste reduction is down to the fact that the buildings are constructed in a controlled environment instead of a traditional on-site project. Instead of creating obsolete waste which is usually sent off to a landfill, in modular construction this can be collected and reused for another purpose. Not only can the waste be recycled but the materials it consists of are an eco-friendlier alternative, such as FSC approved timber and sustainably sourced timber.

green2

Noise Pollution

As you may or may not know, modular buildings are assembled and completed in a factory, which means a lot less people are needed on site in comparison to a traditional construction site. When you consider factors such as building material deliveries, site machinery and a large amount of staff, this is noise pollution on an extreme level in conventional construction, however with modular construction this is all avoided.

Besides the environmental benefits of noise pollution, it also means less likeliness of complaints, which means a more harmonious build, which can be especially important when building in a community.

green3

Reusability

Due to the fact that modular buildings are prefabricated, the sections are much easier to dissemble if needed, and can be easily relocated. If a building has become disused and is ruin down then the sections of the building can easily be taken apart and reused, making sure no part goes to waste.

If modular buildings became the norm, we would instantly reduce the need for fresh and raw materials for any new project.

In the UK, it is estimated that we need to build 300,000 new homes every year in order to solve the housing crisis, and with modular construction enabling us to lift entire floors or rooms out of existing building in order to easily reuse and rebuild, this could be a huge asset.

green4

Energy Consumption

Many modular building companies, such as Excel Modular work in a controlled environment, meaning that the amount of energy which is poured into a conventional construction site is much more than that of a modular construction process.

Most of the parts used for the process are built in an assembly line type process, meaning the amount of time spend on building individual parts and the time needed to assemble the individual parts on site is significantly reduces.

The efficiency of this is one of the major contributing factors to its reduced energy consumption. In modular buildings, everything from the bathroom tiles to the plumbing is integrated in this way, from the production in the assembly line off-site. Overall, this reducing assembly time, minuses waste material and provides an overall consistent level of quality throughout all the processes.

green5

As we see the demand for sustainability rise, we could see alternative methods of construction stepping into the limelight. With their ultra-green thinking, their green benefits and their impressive industry carbon footprint, this relatively new and forward-thinking technique should be considered.

If you would like any more information regarding our modular buildings, you can get in touch with our team here at Excel Modular. We would be more than happy to discuss your requirements or even discuss further how modular buildings can benefit you, your business and your eco-sustainability.

How Modular Buildings Can help to Inspire Young People

Modular buildings have been providing quick and efficient solutions for businesses for many years, from the health sector to the educational sector. Having well-equipped classrooms for children is something that will continuously be required, however, with school budgets potentially not covering all expenses, finding affordable solutions is vital.

For important subjects such as STEM (Science, Technology, Engineering, and Mathematics), it can be even more difficult to provide a laboratory for students with current construction costs.

Image and video hosting by TinyPic

Why is STEM So Important?

These subjects are vital for the growth and sustainability of the world, and it’s important to engage young children in them as early as possible. Both technological and scientific innovations are increasingly more important in the modern world, and STEM skills are needed to succeed in a society more and more focused on technology.

Some students may think that STEM subjects are difficult to understand and work towards arts instead. The STEM field is still seen to have a gender imbalance towards a higher amount of men, and engaging young girls with the subjects will provide an increased opportunity to balance the genders.

How to Address Negative Perceptions of STEM

Schools should address any negatives about the STEM field, to excite students into studying the subjects. Showcasing STEM from an early age with a positive view is the first step, drawing in both male and female students.

Providing them with a challenging environment in which they can learn and practice can help to conquer obstacles and master challenges. Having STEM subjects and everything that comes along with them to learn accessible to all students may be a challenge with a lower budget, but modular buildings can help.

How Modular Buildings Can Help

Bespoke modular buildings can contain all the needed facilities for a well-rounded approach to every STEM subject. You will be able to have a space that you can easily move and relocate with high-quality equipment. Lending these easy-to-move laboratories to other schools could also inspire them to invest in their own STEM modular buildings.

As modular buildings can be customised to your requirements, your school can easily have modular classrooms suited for a practical approach to learning and teaching. With windows, temperature control, and many other functions that also include bathrooms if needed, modular buildings provide the ideal solution to STEM needs in the educational sector.

Cost and Energy Saving Solutions for Transportation in Construction

Construction is one of the main factors in our constantly evolving and adapting economy, and without the workers and construction methods, we wouldn’t be able to marvel in the many uses of buildings.

When it comes to construction, it is even more important than ever today that we are aware of our energy usage, and how environmentally sustainable we are. Factors such as transport, machinery and tools can add up to a big price tag and a whole lot of damage to our environment. So, what are a few ways you can keep energy down in the construction industry through transport? Is modular construction the way to do it?

Image and video hosting by TinyPic

Transportation Costs

One of the biggest costs of construction can be the transportation costs. Transferring materials, workers and any other requirements can certainly rack up a cost, especially on a big project.

The Journal of Engineering, Design and Technology states that:

“Construction is possibly one of the most cost orientated industries in any economy. In general, construction cost estimates are based on a straight ‘take off’ of the quantities required. All further ‘other’ costs in the form of overhead, profit, labour and wastage are consolidated into the cost of the materials.”

“Consequently, a significant proportion of the ‘other’ costs associated with materials purchases must be in the form of transportation from the point of extraction and / or production to the point of consumption.”

Fuel Usage and the Environment

Construction transport accounts for 13% of the fuel used in the UK, which ultimately makes it a key target to reduce. Companies have started to consider solutions, with methods such as monitoring and controlling site transport through certain schemes, but here are a few other ways:

  •

Consider transportation costs in the design process

Consider group transportation

For materials, use local or close-by suppliers

Share deliveries

Partner with contractors and suppliers for reduced waste transport

Use offsite construction via modular construction

Road vehicle pollution can have a detrimental effect on the environment as it causes acidification and low-level ozone, which can both have negative effects on the human health.

Take into consideration the possible congestion of transport to and from the construction site, which can incur extra energy and financial losses.

Image and video hosting by TinyPic

Building Materials and People

Building materials can be a huge cost for construction. Bricks and other materials rack up a price tag, but with modular constriction or usage of other suitable materials, it can be significantly decreased.

The transportation of goods and materials is one of the biggest finances and can be decreased by following a few possible points:

  • Use alternative building materials

Pair with a local supplier who might supply a deal

    Transport in bigger loads

    Energy efficient technology

Transport can affect not only the energy and cost usage in construction, but it can also affect the people on the workforce, as well as effecting the community surrounding the site. It is key to address the main health and safety points and noise pollution that can be caused.

By using off-site construction and transport solutions, you can address the above issues as well as:

  • Improve image and community relations with the client

Fewer accidents on site and in the area

    A more productive workforce

    Fewer complaints

Modular Buildings as a Solution

Modular buildings can be a great way to reduce costs and energy on a construction site, as the construction takes place off-site and the buildings are then transported to the site. This means no separate transportation trips with materials and no use of extra tools onto the construction site.  It can also cause little to no disruption to the surrounding areas.

Modular buildings are a versatile solution for many construction requirements and, with fast installation time and quick, easy removal, they are perfect for keeping costs down. As an innovative new way of construction, you can still provide a high standard of construction while doing your bit for the environment and keeping costs low and ROI high.

Why Choose Modular Buildings For Healthcare

Modular construction is fast replacing traditional construction in many parts of the world. This is because modular construction has many benefits to offer, especially when it comes to quality, money and time. Modular buildings offer the unique property of being able to adapt to any kind of budget, while still guaranteeing top quality.

Modular buildings are helping to improve healthcare immensely, as they are being widely used to create satellite clinics, urgent care clinics, laboratories, physicians’ offices, diagnostic centres and health care facilities.

This rapid expansion of the healthcare industry is calling for a quicker, more efficient construction strategy, and this is how modular construction has its benefits. Why should you choose modular buildings for healthcare?

Image and video hosting by TinyPic

Saves Time

With healthcare institutions often finding themselves in sudden need for more space, with the requirement of extra rooms and operation theatres, modular construction can be completed very quickly, meaning the additional space can be up and running in no time.

Cost Effective

As modular construction can be completed quickly, there is a significant reduction in labour costs. Materials are also used efficiently in a factory, resulting in minimal wastage, further contributing to reduction in construction costs. This is ideal for hospitals on tight budgets.

Safe

As modular buildings are built in factories then assembled on site, there is no need to use heavy machinery, meaning safety hazards reduce greatly.

Minimal Interruption

Since all the major constructing is done off-site in modular construction, life at the hospital is not disturbed, meaning there is no interruption from construction noise, debris, and barricades. When assembling the building, the modules are transported to the site which only takes a few short hours, so interruption is at a minimal. This is crucial for healthcare centres, as time is a very important factor.

Image and video hosting by TinyPic

Rentable Space

If an institution does not want to commit to additional space permanently, there is also the option of renting modular space for healthcare, where you can get portable healthcare buildings for rent. You can rent mobile processing labs, additional patient rooms, mobile pharmacies and other additional space needed to add to your institution.

The Sustainable Solution

Hospital buildings and other healthcare institutions use a lot of electricity and are in need of a constant energy source. Modular construction offers the option of installing buildings with energy efficient systems like solar panels, geothermal systems, and energy efficient glass.

A great fact about modular buildings is that they are made mostly out of recyclable materials, such as; recycled steel, recycled glass, and recycled wood. Furthermore, modular healthcare buildings can be completely dismantled, leaving no debris and no wastage of construction materials.

Modular healthcare construction is transforming the healthcare industry rapidly, and in a noteworthy way.

Going Global: Modular for the Marriot

From the humble beginnings as simple substitute office space, the modular building is taking on new heights, literally. The modular building has shown us some impressive uses, but with a groundbreaking new initiative, the uses of modular buildings come be on the rise.

This new initiative will bring on a great positive impact for up to 50 new hotels in the brand’s portfolio within the coming year, making modular technology more than just a significant investment, but a new and innovative way of construction.

Arriving Perfection

The new hotel and its rooms are already assembled entirely off site. Even though three different partners are involved in the assembly, the rooms arrive at the site together and fully constructed. The bed, desk, toilet and even the sheets, pillows and TV are ready in the room. All the crew have to do in its arrival is slot the room into place. The hyper-efficient model uses this method called ‘stacking’.

Up and Running

Marriot already has one modular building in action now. In California, a 97-modular roomed hotel was the first step the company took towards the journey of modular construction. The senior vice president for global design for the business got the ball rolling just over two years ago, where he and his team began researching into more developments in Asia and Europe. Once a proposal was put together involving the use of modular construction, the team saw the potential, financially and economically, and then went on to debut the pilot project at a 2015 conference.

Image and video hosting by TinyPic

Onwards and Upwards

The hotel chain is working with a company in Florida to further advance the process and try to get the process out into the world as an economically pleasing development process. The Marriott’s chief development officer, Eric Jacobs said: “As construction costs are at a peak, it’s a real challenge to find good, qualified subcontractors based on the general building boom that is happening throughout the United States. We ‘re on pace to approve another 400 to 450 hotels this year and we think we can influence ten percent of those projects with modular construction. If we can cut four to six months off of a typical development timeline of 12 to 14 months, that’s a significant saving for our owners.”

Benefits of Modular Design

Even when the companies redesign or update room designs it’s never from scratch, so modular companies can mass produce the units. By calculating the footage of the desired room and the amenities and requirements, they can reproduce easily. As a bonus, they have been able to improve STC scored (sound transmission class) which gives them an edge over traditional construction, economically and environmentally. The company have even been involving students, allowing them to study what could potentially be the future of construction.

Image and video hosting by TinyPic

“We’re really educating our ownership and development community,” Eric Jacobs said. “That’s been the real opportunity – to share the information as broadly as we can. Construction is the next frontier for innovation, and modular is leading the way.”

Modular buildings are safe and clean structures that can be moved around as need grows and transformed into other buildings according to requirements, which make them ideal for situations in which quick housing is a necessity.

Housing

Importance of Customisable Modular Buildings

As convenient solutions, modular buildings are manufactured at a much higher speed than traditional buildings. In addition, modular buildings can also be easily customised to correspond to immediate needs. With both short and long term advantages, customisable modular buildings are beneficial for businesses.

With the rise of customisable solutions in the modern world, modular buildings are a solution that can be easily customisable for more efficiency and for optimised functioning. But why are customisable modular buildings important?

Why Customise?

Customisation is vital to provide solutions that are personal to your needs. In place of a pre-designed modular building that might not correspond with what you need, customisation is directly correlated to your individual requirements.

As it is a specifically focused on individual requirements, it allows for a streamlining process of your business. This solution is sturdy yet flexible to your needs, providing you with an affordable building that is quickly constructed.

Increase in Productivity

Modular buildings can be quickly built on your property, which allows you to have less downtime in your business. This leads to little to no impact on your projects, vital for several industries such as medical and security.

Additionally, as they are built off-site, they don’t leave any debris behind that can interfere with your business’ normal functioning. The construction process isn’t affected by weather changes, and the lack of impact permits for instant use of the buildings.

Specific for Your Requirements

Customised modular buildings are built to your exact specifications and requirements, allowing you to add or remove any component as needed. This personalisation corresponds to industrial requirements that may need a fast and reliable solution.

In the medical industry, customisable modular buildings allow for a quick building of extra rooms that can be turned into what is necessary. As customisable modular buildings open your options to a building that contains exactly what you need, they ensure you have the best possible solution.

Should your business relocate, it is easy to relocate your modular buildings and keep their integrity, ensuring that your business runs smoothly.

Modular buildings are a popular solution for traditional building methods. Eco-friendly and convenient, they allow for flexibility in your workplace. Your company’s productivity is increased and downtime reduced. Flexible Alternatives

Schools, colleges and universities around the country face the issue of limited space. Temporary modular buildings could solve this problem, offering flexible solutions. A prefabricated classroom unit would be sure to provide a flexible alternative which can be changed as and when you please. Being assembled on site and providing high quality and secure spaces which can be adapted to be a science lab, a maths room or an activity room. This building can also be relocated and repurposed as necessary; the perfect, flexible classroom.

High Quality Construction

Many people may not be fully knowledgeable to the high quality of modular building construction. Certain individuals may believe that a temporary classroom is not sturdy, old fashioned or not water resistance. Well, think again, as the modern modular classroom is constructed to the highest of standards, and come in a range of styles and sizes with an array of floor plans. The education authorities set a certain quality of standard, and a modular building currently can surely exceed these expectations; providing safe and spacious education space.

Decreased Disruption

As the name suggests, a modular building is prefabricated, therefore causes a very small amount of disruption. Built in modules, the off-site manufactured buildings cause less disruption to a school site, and compared to the traditional building construction, is dramatically less. They are extremely easy to assemble and dissemble, which is one huge benefit. Whether planned to be a more permanent facility or a temporary one, these buildings won’t disrupt your schedule or any students learning.

Time and Money

The use of modular buildings as classrooms can give the organisation the capability for quick response of change. Whatever the demand, this could be the perfect solution for after a fire or maybe during any building work. Whether the budget is tight or not, the saving from this building could even give more financial flexibility to purchase a used or refurbished building. Installation and configuration is quick and causes minimal disturbance, which in turn can save money also.

Custom Class Rooms

Whatever the specifications, you can order your modular buildings customised to your requirements – from the exterior style and finish to the interior design. You can have your temporary classroom to compliment the rest of the exterior of the school or college, and can include any specifications you may require. Modular classrooms are also very future proof. If you no longer need that room to be a laboratory, but a dance studio; it’s easy to change. It can be reconfigured with ease and repurposed to the needs of the institution. Even if your school moves to a new site, or expands, you can take the classroom with you. No need for more money or more time and money, as your modular classroom can save all that.

So, with all these benefits, are temporary classrooms here to stay? By using modular buildings for classrooms, you could save bundles of money and time. With installation and reconfiguration being as quick as it is, whilst causing hardly any disruption, it seems like the perfect option.
